川观新闻记者 宁蕖 视频剪辑 古单宇 12月24日，深圳市一套估值2亿元的别墅，以起拍价6673万元在阿里法拍平台拍卖，最终无人出价而流拍。 阿里资产司法拍卖平台显示，房产面积1536.54平方米，另外赠送874平方米，还有后来加建的1529.95平方米，房产整体面积合计约3935.02平方米。值得注意的是，因查询不到加建部分的报建手续等资料，评估公司仅对房产证载明的面积进行评估，未对加建部分进行评估，相关法律后果需由买受人承担。 此外，截至2024年10月26日，该房产尚欠付物业管理及相关费用共计2158574.93元；截至2024年9月26日，欠缴电费103313.49元。 另据界面新闻报道，上述房产系深圳“中科创系”案件相关涉案资产。这是深圳市中级人民法院第八次挂拍该房产。 竞买法拍房，拖欠的物业费谁来承担？购买法拍房还有哪些风险？就上述问题，记者咨询了相关律师。 四川发现律师事务所高级合伙人张伟告诉记者，“水电物业等费用是由上一任房主产生，应由上一任房主承担。但如果前房主因各种原因无法支付这笔费用的话，这笔钱就只能从房款中支出。一般需由买受人先垫付。此外，房屋如果存在加建部分，又查询不到报建手续，房管部门一般会要求买受人自行拆除。” 四川省人大代表、四川省人大常委会委员、四川瀛领禾石律师事务所管委会主任曾文忠提醒：购买法拍房时还需注意产权与查封情况，比如查清房屋是否有多轮查封、多个债权人，核实是否存在租赁关系，核查是否有共有权人、继承纠纷等。此外还需要核算税费成本，法拍房可能涉及高额个税、增值税、土地增值税等。 【未经授权，严禁转载！联系电话028-86968276】
