中新网天津8月12日电 记者11日从天津证监局获悉，坐落于南开区南门外大街的天津 大悦城 (以下简称“南开 大悦城 ”)REIT已正式申报至中国证监会。未来，普通投资者可通过购买份额，间接成为这座商场的“房东”，分享租金收益。 南开 大悦城 于2011年底开业，运营已超14年。招募说明书显示，该项目拟发行规模55.55亿元，2025年销售额超40亿元，客流量2830万人次，长期稳居天津商业 综合 体第一阵营。在行业承压背景下，此举被视为主动的价值重估与资产盘活尝试。 此前，天津公募REITs已有博时津开科工产业园REIT、招商 高速公路 REIT等基础设施产品。南开大悦城REIT若获批，将填补天津在商业不动产领域的空白。 机构间REITs方面，截至今年6月末，天津累计申报11单、获批7单，获批数量居全国第3位；累计发行6单、总规模66.75亿元，居全国第5位。代表性项目包括天津轨交集团国际 航运 大厦REIT、中建六局中建中心大厦REIT，以及全国首单文旅领域机构间REITs——泰达航母主题公园REIT。 破冰效应之下，后续项目持续跟进。 长荣股份 今年3月公告，计划以南开区长荣大厦为底层资产申报商业不动产REIT。今年以来，天津新增4单机构间REITs申报，覆盖 物流 仓储、产业园区、交通设施等领域。 天津证监局、金融局、发改委、国资委、商务局等部门联合开展政策宣讲与座谈走访，组织中介机构服务团提供精准辅导，助力企业打通发行路径。 业内人士指出，申报只是起点，审核及上市环节仍存不确定性。但天津在商业不动产REITs赛道率先布局，信号积极。存量资产通过REITs实现证券化，正从“沉睡资本”变为可滚动发展的活水。(完) （文章来源：中国新闻网）
