深圳住建局6月27日消息，近日，深圳市公积金中心在全国率先推出的二手房跨行“带押过户”服务首批业务陆续在 农业银行 、深圳农商 银行 、 中国银行 、 平安银行 、 建设银行 、 工商银行 、 邮储银行 以及 中信银行 顺利落地，跨行“带押过户”交易全程由深圳市公积金中心免费提供交易资金监管服务，市民房屋交易成本进一步降低，交易效率进一步提升。 传统模式下的二手房交易存在“转贷”时间长、交易风险高、资金负担重等问题，为破解交易过程中的痛点难点问题，攻克买卖双方在不同贷款 银行 之间“带押过户”渠道不畅的难题，深圳市公积金中心推出了二手房跨行“带押过户”资金监管服务，实现了买卖双方在非同一 银行 办理贷款的情况下，卖方无需提前还清贷款“赎楼”便可完成过户。 记者了解到，自深圳市开展二手房跨行“带押过户”业务以来，多家商业银行响应积极，首批业务推进顺利。据统计，首批业务平均每笔为交易双方节省购房成本约2万-3万元，跨行“带押过户”资金免费监管服务新模式已被广大市民和市场接受和认可。 深圳市公积金中心表示，房屋交易双方申请跨行“带押过户”时，若交易房产仍有住房公积金贷款尚未结清，可联同商业住房按揭贷款一并“带押过户”，无需提前归还住房公积金贷款。 交易双方与深圳市公积金中心签订三方协议后，由买方及买方银行分别将首付款和新发放贷款资金存入深圳市公积金中心资金监管账户免费监管，交易房产过户后由深圳市公积金中心将监管资金划款至卖方银行（含住房公积金贷款）及卖方。资金监管期间产生利息，一并划归卖方。 据悉，推出二手房跨行“带押过户”资金监管服务后，深圳市公积金中心持续对业务系统进行升级优化，不断缩短后台业务审批时间、提高审批效率、提升安全防护水平。下一步，还将继续优化完善，推出更多便捷服务。 （文章来源：中国 证券 报·中证金牛座）
